What do we look for in an applicant?

We will run your credit history, eviction history and criminal background.  We will also verify your income and your past rental history. We then look at the picture as a whole.

Once we have received your application, if it is completed in its entirety and the appropriate application fee has been paid, we will begin working on it immediately.  We do our best to get the application processed within 3 business days after receipt, but this depends on how quickly we are able to get in contact with your employer and past landlords.

Do not apply if:

  • You are under a current eviction or have an eviction in the past five years.
  • You owe a balance to a past landlord.
  • You plan to use the property for short-term rental such as Airbnb. None of our properties are available for sub-letting. Only those who apply for the property may stay at the property.

Generally speaking the following qualifications apply:

  • Three times the rent amount in monthly verifiable income.
  • A positive verifiable rental history.
  • Minimum credit score of 600.

To complete the application:

  • Anyone, 18 or older, who will stay in the property for any period over 2 weeks must apply.
  • Pets must be listed on the application or no pets will be allowed at any time.
  • To apply for a property, click on the property image or name (below), then click on the Apply Online link.
  • Fill out the application completely and sign it.  If there are more than two applicants who are 18 or older, complete additional pages.
  • Pay the application fee of $50 per adult.
